Cirrus maintains an active portfolio of ground-up residential developments across Palm Beach, Broward, and Miami-Dade Counties — spanning boutique infill residences through large-scale rental communities.
Every project is built on the same foundation: sites secured at a disciplined land basis, approvals obtained administratively without rezoning or public hearings, and delivery through advanced construction methods that produce a verified cost structure conventional builders cannot match. This is what allows Cirrus projects to pencil — and get built — in an environment where others stall.

Boutique for-sale and rental residences in established coastal submarkets, delivered with proprietary construction technology.
GARDEN MULTIFAMILY
3–5 story, amenitized, surface-parked rental communities of 100–400+ units in suburban and urban-fringe locations.
URBAN MID-RISE
Podium-parked concrete communities of up to 8 stories in downtown and urban-core districts, with workforce-first mixed-income structures.

Cirrus is actively acquiring development sites across Palm Beach, Broward, and Miami-Dade through a multi-year acquisition program with two lanes. Both share the same execution requirement: an administrative approval path — no rezoning, no public hearings, no density variances.
Suburban & Urban-Fringe Multifamily
PRODUCT
3–5 story, amenitized, surface-parked rental communities. 100 units minimum, 150+ preferred, targeting 200–400+ units per site.
GEOGRAPHY
Suburban and urban-fringe submarkets across all three counties — west of I-95 plus non-core corridors east of I-95 — from West Palm Beach south through Delray Beach, Boca Raton, Fort Lauderdale, Hollywood, and Miami. Comparable submarkets welcome.
WHAT QUALIFIES
Lane 1: Live Local eligible commercial zoning — retail, office, industrial, hotel, mixed-use. Improved, income-producing property expressly welcome, provided vacant possession is achievable within 6–12 months of closing. Lane 2: multifamily-zoned parcels supporting 100+ units as-of-right, entitled or unentitled — basis is the test.
SITE SIZE
3 net usable acres absolute minimum; 5+ acres strongly preferred. Assemblages welcome.
PRICING
Up to $35M total consideration per site. Target land basis of $50K per buildable unit or below; up to $100K per unit in select high-rent submarkets.
Urban Core / Urban Infill Multifamily
PRODUCT
Mid-rise concrete construction with podium / structured parking, up to 8 stories. We do not pursue high-rise product.
GEOGRAPHY
Downtown and urban-core districts — Downtown West Palm Beach, Lake Worth Beach, Boynton Beach, Delray Beach, Fort Lauderdale / Flagler Village, Hollywood, Pompano Beach, Hallandale Beach, Edgewater / Wynwood / Miami urban core, and Doral. Comparable high-density districts welcome.
WHAT QUALIFIES
Live Local eligible commercial, mixed-use, and downtown-district parcels where jurisdictional maximum
density unlocks 100+ units by administrative approval — aging retail, office, surface parking, and auto uses expressly welcome, with vacant possession achievable within 6–12 months. By-right high-density multifamily and entitled sites also welcome.
SITE SIZE
0.75 acres minimum. Assemblages welcome (parcels may not be separated by more than 200 feet, per HB 1389).
DENSITY
100 units minimum on-site; 125+ preferred.
PRICING
Up to $35M total consideration per site. Land basis up to $100K per buildable unit in qualifying submarkets.
STRUCTURE
100% workforce housing (120% AMI) is our primary structure. In premium-rent submarkets we evaluate mixed-income (minimum 40% workforce; minimum 71 workforce units project-wide) and, where by-right zoning permits, 100% market-rate execution. Workforce-first — basis and yield are the test.
Government & Religious Land
Per HB 1389 (effective July 1, 2026), land owned by counties, municipalities, and school districts — and religious parcels of 3+ acres — is Live Local eligible regardless of underlying zoning. Ground-lease and JV structures welcome. Brokers representing institutional or congregational landowners are encouraged to reach out.
